Sheykwáw̓txw (Clam House)
Honouring Sḵwx̱wú7mesh Values
Hiy̓ám̓ Housing’s next development, on North Vancouver’s Orwell Street, will provide homes for almost 500 Sḵwx̱wú7mesh People. It will be built on land where the Ch’ích’élxwi7kw village once stood. To honour that rich history, and in partnership with the Nation’s Paháyikwup (Language Commission), the Sḵwx̱wú7mesh name chosen for this development is Sheykwáw̓txw, or Clam House.
Sheykwáw̓txw recognizes the abundant clam beaches that provided physical nourishment for the people and honours the Ch’ích’élxwi7kw community, which was prosperous, in part because their lands were so close to shore and bountiful with marine life that when the tide went out their ‘table was set’.
Ground Blessing Ceremony
The Ground Blessing ceremony, an important milestone rooted in Sḵwx̱wú7mesh history, culture, and protocols took place on April 28, 2026. Invited guests included Sḵwx̱wú7mesh Elders, Nexwsxwníw̓ntm ta Úxwumixw (Council), residents of the Seymour Reserve who are neighbours of the site, and project partners.

Project Plan
The 203-unit housing development is located on the Seymour Reserve, right next to the Phibbs Exchange. The project is designed to include three interwoven six-storey buildings that are positioned to create a sheltered, sunlit landscaped courtyard that opens towards the neighbourhood.
There will be a mix of unit types, from studio, one, two, and three-bedroom apartment units along with four four-bedroom townhouses.
Located next to Phibbs Exchange (a key transit hub on the North Shore), Sheykwáw̓txw’s design includes three six-storey buildings positioned to create a sheltered, landscaped courtyard.
Timeline
Sheykwáw̓txw is proceeding through development and we hope to break ground by early Summer 2026.
The construction period is estimated to take two and half years to complete. With this timeline, it will be about two years before tenant applications will be made available.

The Orwell Street site is located in North Vancouver where the Ch’ích’élxwi7kw village once stood, north of Phibbs Exchange on Orwell Street. The site is located on IR 2.
