Hiy̓ám̓ updates community on future Orwell Street Project

For generations, Ch’ích’élxwi7kw (Seymour) Village has provided physical and spiritual nourishment to the Sḵwx̱wú7mesh (Squamish) People. These lands are now the future site of the Orwell Project, a new 203-unit housing development initiative, being led by the Hiy̓ám̓ ta Sḵwx̱wú7mesh Housing Society.

Project updates were shared with almost 30 attendees during a community Open House hosted by Hiy̓ám̓ Housing on Monday, June 23, 2025, at the Chief Joe Mathias Centre.

The development will be comprised of three interwoven six-storey buildings and include a mix of unit types, ranging from studio, one, two, and three-bedroom apartment units along with townhouses.

“Orwell is meant for multigenerational living with some units designed for larger families or with a ‘lock off studio’ that can be separated into two distinct sections, each with its own entrance and amenities,” says Hiy̓ám̓ Housing CEO Donalene Rapada. “This creates options for family members who may be caring of Elder relatives and children.”

To help create a sense of community, the architect’s plans showed how the buildings will be positioned to create a sheltered courtyard and a large indoor multipurpose room for events and gatherings.

Also highlighted was proximity to the Phibbs Exchange transit hub, which is across the street, offering future tenants access to public transportation and nearby retailers.

Hiy̓ám̓ Housing hopes to break ground on the project by late 2025, with an estimated two- and half-year construction period.

The community will be kept informed as development progresses and a call for applications prior to the end of construction will have information on how to apply for each type of unit.

Hiy̓ám̓ Housing, which means to return home or to come home, is the not-for-profit organization responsible for building and managing affordable housing for Squamish People.

Orwell Street is one of three sites chosen for diverse multi-unit affordable housing projects to house Squamish members. On July 28, 2021, a land designation referendum was held. 85 per cent of 548 Squamish members voted strongly in favour. The other sites are in  Xwmélch’sten Village, at Mathias Road and in Squamish, at Government Road

Each site boasts a unique vision that honours its historical context while offering tangible benefits like housing, economic development, and community amenities.
